About the Project
Ellmer Construction Ltd. appointed Deconstruct UK to carry out major structural alterations throughout the project Oceanic House. Deconstruct have since been awarded with Phase works which include the installation of underground drainage & new foundations and the installation of the new steel core. The project outline at Oceanic House includes the removal of all asbestos containing materials throughout the project, such as the clinker concrete floor structures & clinker concrete lintels, and reinstatement of new RC slabs & lintels, the removal of the existing roof structure and installation of new steel frame & RC core & roof structure.
The scope of works are as follows:
- Design & installation of Temporary Works/propping
- The removal of asbestos containing materials throughout the project
- Removal of existing structural slabs
- Installation of new structural steel & new RC slabs
- Installation of new drainage & raft foundation slab
- Installation of new structural steel core
Oceanic House is a Grade II listed building and great care has had to be taken to retain the existing façade and historic elements of the building.
Being located close to Trafalgar Square and with the Canadian embassy as a neighbouring property, the project has had many logistical difficulties that needed to be overcome, such as managing deliveries, removal of waste and large concrete pours, which all needed to be organised around the busy events timetable that often causes major disruption to the surrounding areas.
With Phase 1 works now complete, we will now be concentrating on the structural demolition of the existing core which is located adjacent to Canada House. With this in mind, we will be working to Westminster section 60 hours and in addition to this may need to carry out some works out of hours so to cause minimal disruption to the fully functioning embassy.
Often with structural alterations on existing structures there can be design issues due to the unknown factor until existing structures have been removed. Oceanic House has had many design issues throughout the duration of the project that our company design team have assisted in resolving by working closely with the clients architects and structural engineer.
